The Essence

The objective of the ‘Infinite India Growth Fund’ is to bring about excellence & abundance, in the creation, sustenance & operations of investable, Grade A, social infrastructure assets, for education, travel & sporting & accommodation, reducing time & effort, of operating enterprises, institutions & individuals, to enable them to focus on delivering services’ & products’ excellence, in the quest of ‘delighting the End Customer’.

The proposition to Infinite these ‘high touch point’ assets under a fund structure, is to enable & ‘secure’, a continuous flow of capital, and, ensure ‘bandwidth’, which is one of the most important elements, for building, managing and sustaining such facilities, in creating a long term, sustainable value, for all the stake holders, with a ‘deliberate’ & ‘a meaningful’ focus on to the end users, viz. Customers.

Justification & Fallout

Among many other reasons justifying the ‘Infinite India Growth Fund‘, there are a few pertinent ones, as follows:

 

The falling interest rates of bonds & debt instruments,
The deteriorating quality of living standards in metro & tier 2 & 3 cities,
"The Death of Distance" viz. improving quality of virtual communication,
Professionals can stay close to their home town, ageing parents, &/or school going children, leading towards a greater family bonding, leading to a better quality output and professional performance.
The depleting rate of growth of 'HDI' (Human Development Index),
The depleting efficiency levels of Human resources due to long and arduous journey ‘to and fro’ for any local travel. (work life imbalance).
The current pricing of social infrastructure is not considering the cost, quality and affordability quotient, and instead is 'rent seeking', in nature, and inflated due to the supply of land related factors and lack of elementary, physical infrastructure, even in case where under the township laws there is reservation for amenities, utility and social infrastructure,
The prevalent quality of rental accommodation for migrants of various strata who come to work into a metro city,
The short-sightedness of successive governments to make deliberate, consistent and continuous efforts towards either building &/or enabling the creation of socially relevant infrastructure as an in satiated need of the burgeoning population for quality social infrastructure at a justifiably affordable price,

Instead of it being built at the fag end of the township completion, it could be built prior, with sufficient gestation estimated, & incorporated  in the cash flows till such time that the rest of the township comes up leading to a justified & better value realization from the rest of stock, whether residential or commercial,

Skill development & enhancement - carrier oriented skilling & up gradation,
Creation of modernization and corporatization of social infrastructure enterprises with augmented governance.
Non/merge existence, of modern & institutional Grade 'A' facilities across regions, catering to the needs of customers & users, taking into the consideration the location, as the physical features of the requisite land parcel, in specific micro markets, leading to a potential de-congestion of major metros.
Optimum utilization of existing, vacant premises,
High level of NPAs in the banking system as corporates go ‘asset light’ and focus on product and services development and operational excellence, besides, eliminating the worrying of the facility, property and the asset's administrative, regulatory adherence,
Supporting/augmenting the efforts of the regulatory bodies like SEBI in creating quality warehousing space with professionalised operations as FMC merges with SEBI.
Potential refurbishment & repositioning of existing social infrastructure.
Appropriateness of timing where commodities & construction raw materials are at their lowest ebb, and a glut in the other sector of RE, viz. Residential, Commercial, Hospitality.
